Property inspection checklist: Things you need to look out for at open homes

Heading to one property inspection after another can be exhausting and sometimes homebuyers forget to take notice of some of the most important aspects of the property.

It can be hard to know right away whether or not a property is going to be the one. Some people base their buying decision on how they “feel” about the property when they walk in the door and while it’s important to fall in love with the home you buy, there’s a few other things you should pay attention to too.

Structural issues: Check for signs of potentially serious issues such as pest damage, mould, cracks or poor building construction. While some of these issues won’t be deal breakers, they may require further investigation.

Hire a professional building and pest inspector to inspect the property if you’re not sure exactly what to look out for.

Parking: Don’t forget to consider how many vehicles you will need to have parked at your potential new abode. If you will need to park a car on the street, or your visitors will, then also consider whether there is adequate parking space available.

Enough space: If you have a lot of stuff that you’ll be moving with you then ensure it’s all going to fit in your new property. Consider things like whether the couch will fit comfortably in the lounge room or whether your fridge can fit in the kitchen. Of course if you really love the house these things can be replaced but you still want to ensure the house has adequate room to suit the needs of you and your family.

Location: You can change the property after you buy it but you can’t change the location. Take note of the general surroundings of the property and things like road access and nearby amenities.

Neighbours: You could be living next to your future neighbours for a long time so you want to consider things like whether or not your property provides enough privacy or whether your neighbours might have any noisy pets or bad habits like an untidy yard that could become an issue.

Keep in mind when you’re inspecting a property that there’s likely to be at least one or two things that aren’t quite perfect.

A few minor issues with a property don’t need to be a deal breaker but they are worth thinking about when you’re deciding on the most suitable property to buy.

Don’t forget to visit the BreastScreen Van while it’s in Mudgee

There’s only a couple of days left to visit the BreastScreen Mobile Van in Mudgee.

The van has been at the Mudgee Showgrounds since the beginning of November and it’s about to move on, but before it does, women over 40 are being encouraged to make an appointment for a free mammogram.

This free service is hugely beneficial to the community. Breast screening can help find cancers before they can be felt or noticed and there is a better chance of survival when breast cancer is found early.

Statistics show that 1 in 8 women in NSW will develop breast cancer in their lifetime and in the majority of cases there is no family history of the disease.

According to the BreastScreen NSW website, women aged between 50 – 74 years are encouraged to have a mammogram every two years and you can put a reminder to have it whenever the BreastScreen Van is in town. The van will return in October 2017 – January 2018.

If you haven’t been this year yet though, then make an appointment today. An appointment only takes 20 minutes and it could potentially help save your life, or at the very least provide peace of mind.

The van can be found at the Mudgee Showground on 96 Douro Street until January 18 and bookings can be made by calling 13 20 50 or by visiting the van in person.

Santa is on his way to Mudgee!

It’s beginning to look a lot like Christmas in Mudgee and Santa will be in town for an early visit this Friday 23 December from 6-8pm to hand out lollies.

Fire and Rescue Mudgee pumper 387 and Hazmat Tanker 387 will be escorting Santa around Mudgee and helping Santa distribute lollies to both young and old.

You can figure out where Santa will be on the night by visiting the Fire and Rescue NSW 387 Mudgee Facebook Page.

After Santa’s early pit stop on Friday night, it’s sure to be a fun-filled long-weekend for a lot of Mudgee residents and visitors to the region.

We hope that everyone in the community stays safe and remembers that it is the “silly season” so roads and shops are a bit more hectic than usual. Make sure you allow yourself a bit more time for traveling and take regular breaks when travelling for long periods.

Tips for selling your Mudgee home over Christmas

Selling your home and wondering whether it’s a good idea to put the Christmas decorations up this year?

Putting Christmas decorations up is an important part of most people’s Christmas tradition, however a lot of sellers ask us whether it’s appropriate to put them up when their home is on the market because they want to ensure that their property presents at its very best to buyers.

Should you put up the tree?

A Christmas tree and a few festive ornaments can actually help add a bit of life to your home and may help buyers connect with it emotionally.

However, before you put up your tree think carefully about where it should go and make sure that it’s not too big for the space you want to put it in, because an oversized tree can make a small area appear even smaller.

What about other decorations? 

A wreath on the front door can be a nice way to be welcomed at the front door, but when it comes to other decorations you need to be careful of going too far and making your home feel cluttered and messy.

It’s best to keep decorations to a minimum and only use them to help enhance the overall look of your property.

For example, Christmas lighting up all over the house can just end up looking like messy wiring during the day, but in the right place they can bring a bit of life to your home, particularly if you plan on having any inspections at night.

Raising hope for zero deaths from breast cancer by 2030

Mudgee has turned pink for the month of October to support Breast Cancer Awareness Month, a cause that is very close to our hearts here at Professionals Mudgee.

As Diamond Partners with the National Breast Cancer Foundation (NBCF) we are committed to raising funds dedicated to breast cancer research that will hopefully one day lead to a cure.

The statistics for breast cancer are staggering. One in eight women will be diagnosed with breast cancer in their lifetime and eight women die from breast cancer everyday in Australia.

These numbers are far too high and NBCF has vowed to change that by setting the aspirational goal of reaching zero deaths from breast cancer by 2030.

We will help them reach their goal by raising funds and awareness for their life-changing research.

Our offices, and other Professionals offices around Australia, help NBCF all year round by donating a portion of the commission from each property sale.

As a group, Professionals have raised more than $2.9 million for the NBCF and this number continues to grow daily. We hope to reach our target of $3 million by the end of this month.

How to make your property stand out this spring

The Mudgee property market has welcomed the start of spring and with interest rates at record lows and more and more people looking to make a tree-change to our beautiful part of the world, it looks set to be a busy selling season ahead.

If you plan on selling this spring then it’s important to pay attention to how well your property presents to buyers.

Spring brings about a lot more property competition and it can pay to make your property stand out amongst the rest. This normally means fixing up anything that will make the property appear better aesthetically and making the effort to clean up before property inspections.

 It’s always worth asking your real estate agent for advice so you don’t spend money unnecessarily on improvements, but overall it generally pays to focus on making the property look clean, fresh and ready to move into.


– Cleaning and de-cluttering – A spring sale warrants a thorough property clean. Get rid of cobwebs, wash walls and windows and do all of those jobs you tend to put off most of the year.

– Making any repairs – Prospective buyers are likely to test things like lights and taps at open homes so make sure these are all working as they should and of course fix anything that is immediately noticeable and may be of concern to a future buyer.

– Refreshing walls and floors – One of the best things you can do before selling is make the property feel light and bright and the easiest way to do this is with a lick of paint. Properties with old and daggy floors can often benefit from being replaced too. Pick colours and style that will create a good feeling for buyers when they walk through the door.

– Tidying gardens – Gardens need a spring clean just as much as the inside of the house so spend a weekend trimming trees, fixing fencing and clearing paths and driveways. Plant some new plants to help brighten up your kerb appeal too.

– Staging – The right furniture and styling can help buyers picture the full potential of a property. Don’t underestimate how important staging can be, it can help buyers picture how they might use a room and best utilise a space.
