Get your pink on to help find a cure for breast cancer

October is breast cancer awareness month and a very important time of year for the team at Professionals Mudgee Real Estate, because we are committed to supporting the National Breast Cancer Foundation (NBCF) in the race for a cure.

One in eight women will develop breast cancer in their lifetime and the more we can learn about this disease the better chance we have of saving lives and improving the quality of life for those diagnosed.

When the NBCF started 20 years ago, about 30% of women diagnosed with breast cancer passed away. The good news is that this figure has now halved, and there’s little doubt that it’s largely due to research and a better understanding of breast cancer prevention and treatments.

But we still have a long way to go before we can reach the NBCF’s goal of zero deaths from breast cancer by 2030 and beyond.

Every little bit helps, and the Professionals Mudgee Real Estate is committed to supporting breast cancer research by donating a portion of every property sold to the NBCF.

So far the Professionals group has helped raise over $2.7 million for the NBCF and this number continues to grow daily.

Should you sell your Mudgee property privately or at auction?

At Professionals Mudgee Real Estate, our sellers often ask us whether they think it is better to sell at auction or by private sale.

Both selling methods have their pros and cons and the most suitable type of sale really depends on the type of property being sold and the individual requirements of the seller.

But if you’re trying to decide whether you should opt for a private sale or an auction, here is some food for thought:

Why should you go for a private sale?

  • You can take your time with a private sale. This is useful if you want to wait and see what offers will come in, or if you want special sale terms such as an extended settlement period.
  • A private sale can be a cheaper option, as you won’t need to pay a specialist auctioneer or for any extra marketing costs to advertise the auction.
  • A private sale can be less intimidating for buyers and sellers, as both have more time to negotiate and consider offers.
  • If you’re a private person then you may prefer to have a sale away from the public eye.

Why should you go for an auction?

  • In general, auctions are quicker because a set date is given and buyers will feel a sense of urgency to make a decision right away. So if you need to sell quickly then an auction is a good option.
  • Auction takes PRICE out of the equation attracting the maximum amount of buyers from the market, you are then able to assess clearly where the current market is and make a decision if you accept that price or not.
  • You may attract a higher price with an auction as competition amongst buyers can push the price well above the expectation of the seller.
  • There are set terms for sale at an auction, which is good for sellers who want an unconditional sale (no cooling off period).

How you can help find a cure for breast cancer

You may have noticed a bit more pink around Mudgee lately, and that’s because it’s currently breast cancer awareness month, which is a cause that is very close to our hearts here at Professionals Mudgee Real Estate.

Many are already aware of a disease called breast cancer, but how many really understand what can be done to help prevent it? Or what can be done to help find a cure?

One in eight women will develop breast cancer in their lifetime, which is a shockingly high statistic, and so the more we can learn about this awful disease the better.

That’s why there are organisations like the National Breast Cancer Foundation (NBCF) who provide dedicated research into breast cancer and are helping to improve people’s understanding of the disease.

Breast cancer survival rates have improved greatly over the last 20 years. When the NBCF was first established in 1994, about 30% of women diagnosed with breast cancer passed away. This figure has now halved.

There is still a long way to go though, and the NBCF hopes to reach the goal of zero deaths by 2030 and beyond.

How to impress at your next rental inspection

If you’re a renter in Mudgee (or anywhere else in Australia) then you might have a routine property inspection coming up.

A property inspection is simply a chance for your landlord or property manager to check out the property and ensure that everything is being maintained and kept in working order. For the tenant, a property inspection is also a good opportunity to let their property manager know whether there are any issues that need to be addressed with the property.

Most renters like to give their rental property a big clean up before inspection day, and this is definitely recommended if you want to impress your property manager.

If you want to make sure you are fully prepared for your next rental inspection, here are some property preparation tips to keep in mind.

  1. Walls – Ensure the property’s internal walls are free of any damage or marks. If there is an issue such as cracking or water stains you should let your property manager know immediately.
  2. Floors – Vacuum before your inspection and ensure floors are checked for stains.
  3. Cupboards & drawers – Clean and wipe down cupboards and draws and check that they’re all functioning correctly.
  4. Appliances – Appliances should be in working order. If anything isn’t working as it should, let your property manager know.
  5. Windows/doors – Clean all windows and doors and make sure they are in working order.
  6. Bathrooms – It’s a good idea to give the bathroom a thorough clean to ensure it is free or any marks or soap scum.
  7. Property exterior – For those renting a house or townhouse, ensure that the outside gardens are all well maintained and that pathways are clear.

Before inspection day, tenants should also remember to keep their communication details up-to-date so that they can be properly advised of their inspection time and date. It is also a good idea to fill out any maintenance forms before inspection day so that the property manager can address this for you.

Will you be taking part in this year’s Mudgee Relay for Life?

mudgee relay for lifeThe Mudgee Relay for Life will be kicking off tomorrow to help raise much-needed funds for Cancer Council NSW.

The Relay for Life is an overnight community event where teams of people take it in turns to walk in a 24-hour relay. While the relay can be hard work for those who want to walk or run repeated laps (you only have to do one if you want) the event isn’t about being athletic, it’s about sharing an experience with your friends and family and joining in the fight against cancer.

The relay journey begins tomorrow morning with a lap walked by carers and cancer survivors, who are the VIPS of the event.

If you haven’t registered yet you can still join in on the relay by registering from 8.30am to 5.30pm tomorrow. It costs just $20 and includes a Relay for Life Shirt.

There is also a full day of entertainment and activities planned, so head over to Victoria Park tomorrow for a fun community day out that also supports a very important cause.

The Professionals Mudgee Real Estate team have taken part in past relay events as the fight against cancer is a cause that is very important to us.

Cancer is something that has touched too many lives unfortunately, and if we can raise enough money for cancer research and support then hopefully one day we can eradicate this terrible disease once and for all.

no make up selfieIf you’ve been on Facebook, Twitter or Instagram over the past couple of weeks then you’ve probably noticed a lot of bare female faces showing up in your newsfeeds.

That’s because the “no make-up selfie” has gone viral and it is the latest online challenge helping to raise cancer awareness all over the world.

But how can a photo of someone without make-out help the cancer cause?  Well on its own it might not seem like much, but the no make-up posts have certainly gotten all of our attention and according to an article on news.com.au they have helped raise more than $3 million for cancer charities in just 2 days.

But while we admire the bravery and the thought behind a lot of people’s no make-up selfies, we encourage everyone to further help in the fight against cancer by donating to a cancer charity or by sharing a link to a charity website.

Those who know our team at Professionals Mudgee will know that we are all passionate supporters of the National Breast Cancer Foundation and while we haven’t got any no make-up selfies to show, we continue to do our part by donating money from every property we sell to this very important cause and by spreading the word about the importance of raising money for breast cancer research.

Cancer is something that has touched many people’s lives and we can all do our bit to help eradicate this terrible disease by raising awareness, and by donating and educating our friends and families about what they can do to help too.

We encourage everyone to help where they can and we hope to see more of Mudgee’s fresh faces helping to raising cancer awareness in our newsfeeds.

Gatsby fashions are arriving in Mudgee!

THE GREAT GATSBYAs part of the 36th annual ‘Small Farm Field Days’ held over the weekend of the 12th and 13th of July, a fabulous ‘Great Gatsby’ inspired fashion parade is sure to impress!

With shows taking place daily, step inside the Fashion Pavilion where you will be taken back in time to highlight the stunning fashions of the Golden Era. As the parade kicks off, pieces created by exhibitors attending the event will be showcased, and following the show you will have an opportunity to purchase that stunning outfit that you can’t possibly resist.

As well as the fashion parade, there will be plenty of exhibitions running over the weekend, including fishing, horticultural and equestrian demonstrations, and a sure-to-be-hilarious scarecrow building competition.

Each day the gates will open at 8.30am and wind up at 5pm.  With so much jam-packed into this fantastic two-day event, why wouldn’t you invite everyone you know to come and join in the festivities?

For adults, tickets are only $15 for a one-day pass, or for just $25 you’ll be able to take advantage of all that Field Days has to offer with a two-day pass. For added convenience a shuttle bus will be running every 20 minutes from various checkpoints in Mudgee to and from the grounds.
