What you absolutely must do before selling

When it comes to selling your home, there’s one crucial thing you should do, that surprisingly some sellers don’t make time for – cleaning!

While not the most glamorous or fun task, every hour you spend cleaning can pay off in the long run.

Buyers want to see a home that looks fresh and untouched when they visit and so every corner of your home needs to be absolutely spotless if you want buyers to fall in love with it.

Before the property is on the market, give it a thorough clean both inside and out. Throw away old clutter and pack away things that you’re not likely to need for the duration of the sale. If you have a lot of stuff it could be worth keeping it in storage for the duration of the sale.

By preparing your home early it will not only look great, but also you’ll be one step ahead of packing when it comes time to move.

Once you’re home is clean it will be ready for its first inspections, but if your property remains on the market you’ll have to put some effort in to keep it clean.

A few tips to keep your property clean while selling include:

  • Make beds every morning – Make sure that everyone living in the house helps make the effort to keep it clean and make beds each morning.
  • Wipe counters daily – Pay attention to kitchens, bathrooms and other rooms that are being used regularly because these areas have a habit of looking dirty very quickly.
  • Close off rooms that aren’t used regularly – The less rooms and areas of the home you use, the less you’ll have to try and keep clean.
  • Pack things away right after use – Make a habit of putting things away after you use them so there isn’t a big build-up of things to do when buyers come knocking.

Is your property ready for the spring selling season?

The spring selling season is just around the corner and traditionally that that brings buyers out of the woodworks, looking to find their new home by the end of the year.

While property markets can still run hot during the colder months of the year, there’s little question that selling numbers ramp up in the spring selling season and there is a lot more buyers and sellers looking to make their next property move.

If you’re thinking about putting your property on the market this spring, it’s best to get in early. Now is the best time to act because it can take several weeks to get your property ready for sale and you want to make sure that you make the most of the fresh new buyers coming into the market.

Start that spring clean

You can start preparing your property for sale by starting that spring clean as soon as possible.

A few cleaning tips:

  • Get rid of any clutter or furniture that brings down your home’s appearance (hiring a storage unit might be worthwhile if you have too much furniture or clutter)
  • Wash windows and walls to make the house feel fresh and clean
  • Dust in every nook and cranny of the house and remove any cobwebs
  • Polish door knobs and taps
  • Wash curtains and blinds
  • Steam clean carpets to remove any stains

Pay attention to kerb appeal

People tend to pay more attention to gardens and outdoor living spaces as the weather gets warmer. Before putting your property on the market make the effort to mow the lawn and make your garden beds look neat and tidy. It’s also worth doing any odd jobs outside such as fixing loose paling on the fence, dodgy letterboxes, or broken roof tiles.

Present your home at its best so that it stands out amongst other homes in the area and has buyers knocking on the front door.

Do you know what your home loan rate is?

Nearly one in three Australians don’t know what their home loan rate is, according to findings from the Australian Mortgage Council.

While this news might not shock many, it means that a lot of Mudgee homeowners could be paying more on their home loans than they need to be.

For those who haven’t been following the latest interest rate news, the official cash rate has dropped 2.25% since February 2012 to the record low of just 2%, but this doesn’t necessarily mean that your home loan provider has passed on the savings.

If you don’t know your home loan rate then it is definitely recommended that you call up your lender to find out the interest rate you’re paying and compare it to what else is available on the market.

Many lenders are offering attractive and competitive deals at the moment to help encourage new customers so it’s well worth doing some research to see what else is out there. If you find a better rate then you have the option of either switching providers or asking your current lender if they can improve their offering to keep your business – you would be surprised by the savings that can be made by simply making a phone call.

Homeowners should take the time and review their home loan every few years and compare it to what’s on the market. Interest rates are an important consideration when comparing loans, but there are other home loan features that are worth considering when you shop around, such as redraw facilities and flexible repayment options.

If you’re looking for a new home loan or are considering switching home loans then feel free to come in and have a chat to us at Professionals Mudgee Real Estate for our recommendations on which local banks and brokers you should be talking to.

How to keep your home spotless every day of the week

Who hasn’t rushed around cleaning their house in a panic right before their friends come over? It can be hard keeping your home looking good all week long (after all, we all have busy lives to live) but when you’re selling your home it can sometimes feel like your madly trying to clean up every time someone comes over to inspect.

There are some little things you can do every day to help you keep your home clean so you’re always ready for those unexpected drop-ins.

Here are our ideas:

  1. Take your shoes off before you enter the house – Spend less time sweeping your floors by preventing dirty shoes from entering your house. Try encouraging your family and guests to take off their shoes before they get through the front door. A shoe rack outside or a little sign out the front can act as a friendly reminder
  1. Make the bed – Start your day off the right way by making your bed as soon as you wake up. Studies have actually shown that this helps get you on the right foot for the rest of the day, plus your room will instantly feel fresher and much more pleasant to be in.
  1. Wipe down bench tops – To keep grime and dust from surfacing you really need to wipe down bench tops at least once a day. This goes for the bathroom and the kitchen and any tables in the house. Keep disposable wipes in the house for those times when you need to run around and do a quick clean.
  1. Squeegee the shower – This one might seem a little OCD, but it doesn’t take long for water spots and bathroom grime to build up in the shower. A quick 20-second squeegee after each shower will help keep the glass clear and clean.
  1. Put things back after using them – The trick to keeping your bench tops clutter-free is to put things away after using them. In the case of mail, find a home for letters that need to be dealt with and throw junk mail away immediately. Try washing dishes as soon as you use them and put dirty clothes away in a hamper so they’re out of sight.
  1. Do a daily five-minute clean up – The best way to keep on top of everything is to dedicate at least a few minutes everyday to walking around the house and tidying up any odds and end. If you do this before you leave the house every morning then you can look forward to coming home to a clean home everyday.
  1. Get everyone in the family involved – One person shouldn’t solely be responsible for keeping the house tidy. Get everyone involved, including the kids! If everyone makes the effort to help clean up, it will make it much easier to keep the house organised.

Do you do any of the above everyday to keep your home clean? The Professionals Mudgee Real Estate team would love to hear more tips on how locals keep their homes clean, so feel free to share any more tips if you have them.

How to pay your home loan off faster

With interest rates at an all time low and forecasted to go even lower in 2015, many homeowners in Mudgee are taking the opportunity to get ahead on their home loan repayments, and rightly so!

The sooner you pay off your home loan the better as it helps reduce the amount of interest you’ll pay overall, and once your home loan has been repaid you’ll have more financial freedom and peace of mind.

Sometimes small little tweaks to your repayments and the way you spend can help shave years off of your mortgage.

Below we’ve provided some ideas that could help you pay your mortgage off sooner, but we recommend seeking the advice of professionals before making any major financial changes.

Make more frequent payments – If possible, try to make your mortgage payments fortnightly instead of monthly. By doing this you can cut down on the amount of interest you end up paying over the life of your loan. Just keep in mind that not all lenders allow fortnightly payments, so check first.

Utilise lump sum payments – Received a lump sum of money from a work bonus, tax return or anywhere else? Great! This can be parked in your mortgage account to help cut years off of your repayments.

Don’t reduce payments when rates drop – It can be tempting to pay less on your repayments when interest rates fall, but if you’ve been affording the current amount then why start paying less? It might only mean that you’re paying an extra $20 or $50 a month, but every little bit towards your loan helps reduce the amount of interest you pay overall.

Use an offset savings account – An offset account helps you pay off your mortgage faster by allowing you to use the money you put into the account to offset the balance of your home loan. If you can keep a decent amount of money in your offset account, you could cut years and possibly thousands of dollars from your home loan.

Review home loan products regularly – Your financial situation changes over time, as does the mortgage products available on the market, so you should be performing regular mortgage health checks. You may find that there is a better home loan deal out there or a product better suited to your needs. Talk to mortgage providers to find out what they have to offer. Just remember that there can be penalty fees for switching home loans, so keep this in mind.

We hope that our advice can help Mudgee’s homeowners pay off their home loans faster. For those who would like to use their increased equity to help fund a new home you can find homes for sale in Mudgee at our website, professionalsmudgee.com.au.

Do you have any New Year property goals?

Now that 2015 has begun it’s time to start ticking off all of those New Year goals.

A lot of people in the Mudgee region will probably have property goals they want to accomplish by the end of this year and if this is the case then it’s best to get started on your goals early in the year.

Property goal #1 – Buying a first home

A common property goal is to buy a new home. If you’re looking to buy your first home then the most important first step for you is to start saving.

Sit down and take an honest look at your spending and find things to cut back on – could you spend less on food or shop at cheaper places? Cutting out a few luxuries might help you reach your financial goals sooner.

If you think you already have enough saved for your first home loan then have a chat to a bank or a mortgage broker and get pre-approval so you’re ready to buy a home when you find the right one.

Property goal #2 – Buying an investment property

If you’re looking to buy an investment property then it’s worth getting a property valuation done to assess how much equity you hold. Equity is the amount of money in your home that you actually own. You should be able to use your equity towards buying another property.

Property goal #3 – Selling up and moving

A New Year often means a fresh new start and a new place to call home. If you’re looking to sell your current abode then it’s best to go and have a chat to your local real estate agent who can give you property advice and help walk you through the selling process.

Even if you’re not ready to sell right away, it’s always a good idea to arm yourself with knowledge about the local real estate market and find out how much your home is worth so that you can get an idea of how much you will have to put towards another property.
